The Director of Planning approved the application on January 21, 2026, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Fabric Living has applied to the City of Vancouver to develop a 20-storey plus rooftop amenity level mixed-use building on this site, consisting of:

  • 211 rental units, with 20% of the floor area secured for below-market rental units
  • Commercial uses at grade
  • A proposed Floor Space Ratio (FSR) of 8.0
  • A proposed floor area of approximately 128,778 sq.ft. / 11,964 m²
  • A proposed maximum building height of 64 m (210 ft.) with additional height for rooftop amenity space
  • Three levels of underground parking accessed from the lane

Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
