The Director of Planning approved the application on November 13, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Dys Architecture has applied to the City of Vancouver for permission to develop a 13-storey Community Care Facility building in Sub-area B, consisting of:

  • A total of 240 assisted living and long-term care units intended for seniors
  • A Childcare Facility and a multi-purpose room for community use
  • A proposed total floor area of approximately 210,477.3 sq. ft./ 19,554 m²
  • A geodetic height elevation of 430.1 ft./ 131.1 m
  • All over two level of underground parking, with vehicular access from St. John II Way and Heather St

Under the site’s existing CD-1(82) zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
