5 W 2nd Ave (DP-2023-00493) development application

The Director of Planning approved this application, and a Development Permit was issued on March 18, 2025.

JTA Development Consultants has submitted a DP application to the City of Vancouver to develop a 18-storey building on site, with commercial at grade and residential above.

The proposal includes the following:

• Height of 58.6 m (192 ft.)
• Total FSR of 7.91
• 125 rental units, 20% of residential floor area for moderate income households
• Four levels of underground parking with vehicular access form the rare lane

This proposal is subject to Council enactment of the CD-1 rezoning, approval of the Form of Development and decision by the Director of Planning.
