500-650 W 57th Ave text amendment

This application was approved by Council at Public Hearing on June 23, 2022

We would like your feedback on a text amendment at 500-650 West 57th Ave (Pearson Dogwood). The proposal is to amend CD-1 (696) (Comprehensive Development) District to allow for additional market rental and moderate income housing. The proposed amendments include:

  • An increase of 265,334 sq. ft. of rental residential floor area, including 65,265 sq. ft. moderate income housing units
  • Re-allocation of previously approved market residential density across the site to enable the additional rental density, including the conversion of two market strata buildings to rental buildings in Phase 1 to deliver rental units earlier
  • Increases in building heights of 2 m to 27 m to accommodate the additional rental residential density

This application is being considered under the policy framework of the Issues Report on Intensification of Large Sites to include Moderate Income Rental Housing.

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.
