The Director of Planning approved the application on August 28, 2025, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Sightline Properties Ltd., has applied to the City of Vancouver for permission to develop two six-storey multi-residential rental buildings and two three-storey rental townhouse buildings, including:

  • 229 secured market rental units
  • A proposed Floor Space Ratio (FSR) of 3.0 (150,284 sq.ft.)
  • An approximate height of 21.3 m (70 ft.)
  • One level of underground parking with vehicular access from the lane

The development application follows the rezoning application approved in principle by City Council at a Public Hearing on July 8, 2025, and is subject to Council enactment of the CD-1 By-law. Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
