522 Malkin Ave (DP-2024-01172) development application

The Director of Planning approved the application on April 15, 2025, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"

Strand Developments has applied to the City of Vancouver for permission to develop a 20-storey, mixed-use building, on this site, consisting of:

• 14,500 sq.ft. (1,347.1 m²) of retail at grade
• 6,500 sq.ft. (603.9 m²) cultural amenity space
• 328 secured market rental residential units
• A proposed a floor space of 2.33 FSR
• A building height of 203.1 sq.ft. (61.9 m)
• Two and half levels of underground vehicle and bicycle parking

Under the site’s proposed CD-1 zoning the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
