The Director of Planning approved the application on October 31, 2024, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"

Rize Alliance Properties has applied to the City of Vancouver for permission to develop two 18-storey rental residential buildings, containing 280 market rental and 71 below market rental housing.

The proposal includes the following:

• Building heights of 189 ft. 4.5 in. and 188 ft. 4.5 in.
• Total FSR of 6.27
• Three levels of underground parking with vehicular access form the rare lane

This proposal is subject to Council enactment of the CD-1 rezoning, approval of the Form of Development and decision by the Director of Planning.
