5395 Earles St (DP-2024-00751) development application

The Director of Planning approved the application on December 4, 2024, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents”.

Space Smart Home Design Ltd., has applied to the City of Vancouver for permission to develop a duplex (building 1), in combination with a single detached house (building 2) in rear yard with an attached garage and an open parking space, consisting of:

• A proposed height of approximately 34.75 ft. (Building 1), 24.5 ft. (Building 2)
• A proposed floor space ratio of 0.85 (approximately 4,157.25 sq. ft.)
• Three parking spaces all having vehicular access from the lane

Under the site’s existing RM-7 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
