The City of Vancouver has received an application to amend CD-1 (839) to permit a change in the residential affordability and to increase the density. The change replaces 30% of the dwelling units to be occupied by households with incomes below housing income limits (HILs), with 20% of the residential floor area for below-market rental units. Additionally, the amendment proposes an increase in floor space ratio (FSR) from 3.49 to 3.5.
The current proposal is for a six-storey mixed-use building and includes:
51 rental units with 20% of the residential floor area for below-market rental units;
Commercial use on the ground floor;
A floor space ratio (FSR) of 3.5; and
A building height of 22 m (72 ft.).
This application is being considered under the Secured Rental Policy. Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
