The Director of Planning approved the application on April 27, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Gradual Architecture has applied to the City of Vancouver for permission to develop the following on this site:

  • Three new multiple dwelling buildings, containing 21 strata-titled dwelling units
  • A height of 34.5 ft. for Building 1, 33 ft. for Building 2, and 30 ft. for Building 3
  • A floor space ratio of 1.20 (approximately 25,692 sq. ft.)
  • One level of underground parking, having access from the rear lane

Under the site’s pending RM-8A zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
