Gryphon Development has applied to the City of Vancouver for permission to develop a ten-storey, mixed-use building and a three-storey townhouse on this site, consisting of:

  • Retail and Office uses from levels 1 to 7 and Child Daycare Facility at level 3
  • 49 Dwelling Units from levels 8-10
  • A total proposed floor area of 171,950 sq.ft. (15,974 m²)
  • A total proposed FSR of 4.68
  • A proposed height of 132 ft. (40.3 m)
  • Four levels of underground parking, having vehicular access from the lane

Under the site’s CD-1(851) zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
