The Director of Planning approved this application, and a Development Permit was issued on August 1, 2023.


Stuart Howard Architects has applied to the City of Vancouver for permission to perform exterior and interior alterations to provide improvements to this existing Municipally Designated Heritage (B) single detached house with HRA at this inside lot with no lane site. Scope of work includes:

  • Convert the existing single-car attached garage to an open-sided covered patio on the South side of the building
  • Addition of windows and doors in lower level recreation room
  • Enclose a portion of an area under the stairs and deck at the South West corner of the building to create an area for the pool mechanical room and an outdoor shower space
  • Demolish the existing single-car detached garage and build a new 21’ x 22’ two-car detached garage, accessed from Balaclava St
  • Install an in-ground outdoor swimming pool and hot tub on the South side of the site, including lowering and leveling of the grades
  • Remove the exterior stairs located on the South side of the building and replace with heritage style wood guards with glass guard
  • Provide exterior vehicular gates at the front of the property
  • Alter the existing landscape and impermeability

Under the site’s existing RS-1 zoning / RA-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
