Revised Application (March 18, 2026)

This application has been revised. The revised proposal includes a reduction to the overall density and reduction in the proportion of below-market rental units. Further information is noted below.

The City of Vancouver has received an application to rezone the subject site from C-1 (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of an 18-storey mixed-use building with a six-storey podium and includes:

  • 189 rental units with 13% of the floor area for below-market rental units;
  • Commercial space, allowing for a grocery store and privately-owned childcare;
  • A floor space ratio (FSR) of 7.52; and
  • A building height of 59.7 m (196 ft.).

This application is being considered under the Cambie Corridor Plan.

The proposal exceeds the height and density of the applicable area of the Cambie Corridor Plan (4.4.4 Area B).

Previous Application (October 27, 2025)
