6604 Fraser St (DP-2022-00594) development application

Andrew Cheung Architects Inc. has applied to the City of Vancouver for permission to develop on the site, a four-storey mixed-use building with retail on the 1st floor and residential on the 2nd to 4th floors containing a total of two dwelling units, with:
- A proposed height of approximately 13.8 m (45.3 ft.)
- A proposed Floor Space Ratio of approximately 2.50 (819 m² / 8,815 sq. ft.)
- Providing two parking spaces having vehicular access from the lane
Under the site’s existing C-2 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
