7008 Main St - formerly 208 E 54th Ave, 7018-7078 Main St, and 211 E 55th Ave (DP-2024-00480) development application

Wingsail Open Properties Corp. has applied to the City of Vancouver for permission to develop two six-storey, mixed-use residential buildings on this site, consisting of:

• Retail uses at grade and 131 secured market rental units above
• A proposed height of 19.8 m (65 ft.)
• A Floor Space Ratio of 3.55 (8,922 m² / 102,499 sq. ft.)
• Loading to be located at the rear of the building with access from the lane
• One level of underground parking

The rezoning application was approved by City Council at Public Hearing on May 9, 2023. Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
