The Director of Planning approved the application on March 20, 2026, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


MGBA Architecture Incorporated has applied to the City of Vancouver for permission to provide interior and exterior alterations to the existing mixed-use building from Level B1 to the third floor, including:

  • Removal and replacement of the existing canopy
  • Tenant Improvement works within an existing retail unit (Aritzia Flagship)
  • A proposed floor area additions of approximately 1,631.0 sq.ft./ 151.5 m²
  • An ancillary restaurant located on Level 3
  • Regrading of the existing parking entry ramp and modification of the ramp parapet wall

Under the site’s existing CD-1 (455) zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
