The City of Vancouver has received an application to rezone the subject site from C-2A (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of an 11-storey mixed-use residential building with additional height for a rooftop amenity space over three levels of underground parking. The proposal includes:
65 residential strata units on levels seven to eleven;
Hotel use (65 hotel rooms) on levels four to six;
3,236.8 sq. m. (34,841 sq. ft.) of office space on levels two to three;
813.4 sq. m (8,755 sq. ft.) of commercial retail space on the ground floor;
A floor space ratio (FSR) of 6.11; and
A building height of 46.2 m (152 ft.).
This application is being considered under the Marpole Community Plan. The applicant has requested consideration of height and density in excess of what is envisioned in the Plan.
