The Director of Planning approved the application on December 14, 2022, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Kenneth Kim Architecture Inc. has applied to the City of Vancouver for permission to develop on this site a five-storey, commerical building consisting of:
- Warehouse uses on Levels 1 - 4
- Office use on Level 5
- A proposed height of 18.3 m (60.0 ft.)
- A proposed Floor Space Ratio of 2.65 (approximately 12,365 m² /133,097 sq. ft.)
- One level of underground parking having vehicular access from E Kent Avenue North
- Level 1 parking having vehicular access from E Kent Avenue North
- Level 3 parking having vehicular access from Ross St
Under the site’s existing I-2 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
