Architectural Collective Inc. has applied to the City of Vancouver for permission to develop a Duplex (Building 1) and a Single Detached House (Building 2) at the rear, for a total of three dwelling units, providing two parking spaces having vehicular access from the lane, consisting of:

Duplex (Building 1)

• A total height of approximately 37.79 ft.
• A total Floor Space Ratio of 0.75 (approximately 2,442 sq.ft.)

Single Detach house (Building 2)

• A total height of approximately 27.33 ft.
• A total Floor Space Ratio of 0.24 (approximately 713 sq.ft.)
• Two parking spaces having vehicular access from the lane

Under the site’s existing RT-3 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
