The Director of Planning approved the application on October 17, 2025, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Alabaster Development Ltd. has applied to the City of Vancouver for permission to develop a five-storey, multiple dwelling, containing 101 Secured Market Rental units, consisting of:

  • A proposed FSR of 2.40 (62,067 sq.ft)
  • A proposed height of approximately 18.58 m (60.96 ft.)
  • One level of underground parking, providing 46 parking spaces, having vehicular access from Durward Avenue

The rezoning application was approved by City Council, following Public Hearing of July 10, 2025. Among the conditions of Council’s approval, the applicant must obtain approval of a development permit.
