The Director of Planning approved the application on October 18, 2024, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents”.


Christopher Bozyk Architects Ltd. has applied to the City of Vancouver for permission to develop a seven-storey, mixed-use building containing Storage and Wholesale use on this site, consisting of:

  • A Floor Space Ratio of 3.0 (approximately 184,229 sq. ft.)
  • A proposed Height of 99.7 ft.
  • Surface parking, having access from SW Marine Drive

Under the site’s existing I-2 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
