8902-9001 Heather St and 502 W Kent Ave S 'Marpole Transit Centre' (DP-2022-00957) development application

The Development Permit Board approved the application on May 1, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"

TransLink has made a development permit application, seeking to redevelop the site as follows:

  • Six buildings of varying size, serving as maintenance, bus fueling and washing, parking for employee vehicles and fleet of buses, storage of machinery and equipment, along with ancillary office space
  • A maximum height of approximately 25 m (82 ft.)
  • An aggregate floor area of 73,052 m² (786,325 sq.ft.)
  • Employee vehicular access from W Kent Ave S with primary bus access/egress through a proposed new Road (Laurel St extension) and secondary egress at Heather St

Note: The closure and conveyance of the southerly portion of Heather St and the proposed new Road (Laurel St extension) will require City Council approval. Work proposed along foreshore within Crown Lands will require Ministry of Forest approval (Crown Land File: #2412167).

Under the site’s existing M-2 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board.
