The Director of Planning approved the application on December 23, 2025, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"

Ryder Architecture, on behalf of Lu’ma Native Housing Society, has applied to the City of Vancouver for permission to develop the following on this site:
- A six-storey residential building with 40 affordable housing units and a 37-space child care facility
- One level of underground parking, accessed from Windsor Street
- The proposed unit mix consists of 20 studio units, 10 two-bedroom units, 8 three-bedroom units, and 2 townhouses
Under the site’s existing RM-4 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
