The Director of Planning approved the application on March 14, 2023, subject to conditions.  A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"


Checkwitch Poiron Architects Inc. has applied to the City of Vancouver for permission to develop the following on this site:

  • A new six-storey mixed-use building containing one commercial retail unit at grade, one level of artist studios, and four levels of secured market rental (28 dwelling units), with:
    • A proposed maximum height of 21.2 m (69.6 ft.)
    • A proposed FSR of 5.00 / 3,056.6 m² (32,901 sq. ft.)
  • Three accessible parking stalls located at grade accessed from the rear lane

Under the site’s existing FC-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
