570 Columbia St - formerly 105 Keefer St (DP-2017-00681) development application
Revised application:
In response to the Development Permit Board comments and permit conditions, the Applicant has engaged a new architectural design firm and made substantial changes to the proposed building design. The Applicant is seeking minor relaxations to support a sensitive architectural response to the established cultural and historic identity of the area, as outlined in the applicable guidelines.
A summary of changes seeking DP Board approval is as follows:
- Increased building height for decorative roof elements, parapets and guardrails, and structures that support rooftop amenity functionality and green roof maintenance
- Minor relaxations to support a courtyard building form (including Horizontal Angle of Daylight and rear building setback requirements)
- Minor encroachments into the public realm for building cornices
- The Applicant will present the proposal and provide additional information. Staff will be in attendance to provide policy and process related context, as required
Previous application:
In response to a decision by the BC Supreme Court, the City of Vancouver is required to reconsider the development proposal by Beedie Living at 105 Keefer St.
The development application is the same form and context as it was before the Development Permit Board in 2017, for permission to develop the following on this site:
- Nine-storey, mixed-use building
- Containing 111 residential units
- Commercial retail and Senior Living Centre at grade
- Three levels of underground parking, accessed from lane
The Application will be reconsidered under the HA-1A Design Policies, applicable in 2017 when the application was first considered. The application is “conditional” so it may be permitted. However, it requires the decision of the Development Permit Board.
