We would like your feedback on a rezoning application at 1055 Harwood St. The proposal is to allow for the development of a 32-storey residential building. The zoning would change from RM-5A (Residential) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 269 secured rental units, with 20% residential floor area for below-market rental (approx. 52 units);
  • A floor space ratio (FSR) of 11.71;
  • A floor area of 22,528.3 sq. m (242,493 sq. ft.);
  • A building height of 91.4 m (300 ft.); and
  • 134 vehicle parking spaces and 513 bicycle spaces.

The application is being considered under the Criteria for 100% Secured Rental and Below-Market Housing as an Alternative to Inclusionary Social Housing in the Burrard Corridor of the West End Community Plan.

    The below-market rental units will be located on levels 2 through 11 of the proposed building. The proposed monthly rents for the below-market rental units will range from approximately $990 for studio units to $2,350 for 3-br. units. The below-market rental rates will be secured for the life of the building, even on change of tenant.
