The City of Vancouver has received an application to rezone the subject site from I-1A (industrial) District to CD-1 (Comprehensive Development) District to allow for Bulk Data Storage use within an existing commercial building. No changing to mass is proposed. This application includes:

  • Converting existing below grade parking to Bulk Data Storage related uses (mechanical, electrical, garbage/recycling);
  • Adding a restaurant space at ground level; and
  • Removing all parking requirements for the development.

This application is being considered under the Broadway plan.

    The applicant has provided the following response: “No, we are working with local and Canadian government agencies to operate the data center. The intended use is sovereign (Canadian) AI inference computing.”

    Residential uses are not permitted at this location.

    The applicant has confirmed the data centre is intended to be used for AI, and provided the following response: “Minimal noise limited to monthly testing of the back-up generators. Data center uses closed-loop cooling and will recycle heat through the district energy system, so water usage will be minimized“.
