The City of Vancouver has received an application to rezone the subject site from C-3A (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 35-storey mixed-use building and includes:

  • 257 hotel rooms;
  • 172 strata residential units;
  • A seniors centre on level 3;
  • A floor space ratio (FSR) of 12.51; and
  • A building height of 123.1 m (404 ft.).

This application is being considered under the Broadway Plan.

This application is being reviewed concurrently with the rezoning application at 1795 West Broadway, which proposes to provide a Community Amenity Contribution to support the seniors centre planned for this site.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    Thanks for your email. We’re currently working with the applicants to obtain higher resolution versions of the sections and elevations. I will let you know when they have been updated.

    We’ve uploaded a higher‑resolution version of the architectural drawings in the Application Documents section of this page. They should now be much easier to read. Please let us know if you have any further issues.

    City staff are currently reviewing the proposed seniors’ facility to determine whether it delivers a sufficient public benefit to account for any increase in land value based upon the rezoning application. The result of this review will be made public as part of a staff report to council, should this application be referred to public hearing. The inclusion of affordable house could be considered, should additional public benefits be viable.
