1368-1398 West Broadway rezoning application

The City of Vancouver has received an application to rezone the subject site from C-3A (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 35-storey mixed-use building and includes:
- 257 hotel rooms;
- 172 strata residential units;
- A seniors centre on level 3;
- A floor space ratio (FSR) of 12.51; and
- A building height of 123.1 m (404 ft.).
This application is being considered under the Broadway Plan.
This application is being reviewed concurrently with the rezoning application at 1795 West Broadway, which proposes to provide a Community Amenity Contribution to support the seniors centre planned for this site.
Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
