Tera Housing Consultants has applied to the City of Vancouver for permission to develop this site with an 18-storey, mixed-use building. This proposal includes:
- 191 social housing dwelling units
- Live-work units
- Retail at grade
- A floor space ratio of 5.58
- An approximate maximum height of 59.7 m (196 ft.)
- Two levels of underground parking, accessed from the lane

Soup asked 8 months agoThe City and Park Board are working on planning for the Britannia Renewal in a phased approach as funding becomes available. The necessary funding for future phases at Britannia, including construction, is currently unavailable. The work for the Britannia renewal done so far, in collaboration with the community, will be essential for future planning.
In the 2023-2026 Mid-Term Update, $17.5M was approved for capital maintenance at the Britannia site. The 2025 projects include Direct Digital Control (DDC) upgrades, exterior block repainting of the pool and ice arena, skylight replacements in the pool building, and replacement of the ice rink slab and roof truss upgrades in the arena building. In 2026, significant repairs, upgrades, and renovations will be initiated for both the ice arena and the pool, including mechanical, electrical, plumbing, pool system, HVAC, boiler, domestic hot water heating and piping, and additional DDC upgrades. In 2027, a Crime Prevention Through Environmental Design (“CPTED”) review will be conducted, and outcomes of the review will include upgrades to landscaping and lighting.

Soup asked 8 months agoThe City uses a data-driven approach to prioritize sewer upgrades, focusing on areas with the highest risk based on factors such as pipe age, condition, and performance history. In this case, the infrastructure in Grandview-Woodlands is relatively newer compared to the rest of the city and has not been flagged as a high priority for upgrades.
That said, everyone has a role to play in maintaining the health and capacity of our sewer system. Residents can help by:
- Inspecting and maintaining private sewer connections to ensure they are in good condition and not leaking.
- Avoiding disposal of fats, oils, and grease down the drain, as these can cause blockages.
- Flushing only toilet paper—please do not flush wipes, paper towels, or other materials, even if labeled “flushable.”
These everyday actions help protect both private and public infrastructure and reduce the risk of backups.

Soup asked 8 months agoAs part of the rezoning process, the site is required to deliver improvements to the streets adjacent and in close proximity. These improvements are intended to improve comfort and safety for pedestrians and include:
- new, wider sidewalks adjacent to the site on E Pender Street and Commercial Drive;
- installation of a rectangular rapid flashing beacon (RRFB) and new curb ramps on the north side of the intersection of E Pender Street and Commercial Drive. This is intended to improve safety for people crossing Commercial Drive at E Pender Street;
- a curb bulge and curb ramp on E Pender Street on the corner adjacent to the site. This is intended to slow vehicles turning onto E Pender Street and shorten the crossing distance for people crossing E Pender Street; and
- speed humps within the lane south of E Pender Street between Commercial Drive and Salsbury Street.

richkid999 asked 8 months agoFrom the rezoning report, the housing proposed includes 6% of units at the shelter rates, an additional 30% of units below the BC Housing - Housing Income Limits (HILs) levels, and the remaining units up to market rental rates. That works out to approximately 12 units at the shelter rates, 57 at HILS levels and 122 units at up to market rental rates.
