1745 W 8th Ave rezoning application

The City of Vancouver has received an application to rezone the subject site from C-3A (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 28-storey and a 29-storey mixed-use building, and includes:
- 421 strata units;
- 107 social housing units;
- Live-work space;
- An approximate 50-space childcare;
- A floor space ratio (FSR) of 8.5; and
- Building heights up to 91.4 m (300 ft.).
This rezoning application is being considered under the Broadway Plan
Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

I'm a neighbour asked 2 months agoThe number of parking stalls provided will comply with the Parking By-law. The final count is not determined until the Development Permit stage, which would follow if Council approves this rezoning application at a public hearing. Currently, the proposed parking breakdown in the rezoning application are:
- 40 social housing stalls (35 residents + 5 visitors)
- 442 Strata stalls (421 residents + 21 visitors)
- 7 Live-work stalls
- 9 childcare stalls
- 12 loading stalls for passengers and goods
- 938 Class A and 41 Class B bicycle stalls
The construction material for the proposed building is principally using concrete.

Jc009 asked 2 months agoThe Broadway Plan(External link), approved by Council in June 2022, enables increased building heights and densities to integrate new housing, job space, and amenities close to the new Broadway Subway. This site is within the FGBE area of the Plan, which enables a general maximum building height of 20 storeys and density of 7.5 FSR for projects providing 20% of the residential floor area as turnkey social housing to the City. For larger sites and sites providing on-site open space (privately-owned public space, or POPS), the Plan enables consideration of up to 6 additional storeys in building height (S11.6.5). The Plan does enable flexibility in the interpretation of policy for projects that better deliver on the Plan’s objectives. In addition to the social housing, this rezoning proposes delivery of an approximately 50-space childcare facility. At this time, staff are reviewing the application and we have not arrived at any recommendations. As part of the process, the City seeks the input of the public on applications to contribute to the staff review process.

Djsdky asked 2 months agoThe Broadway Subway is currently scheduled to open by Fall 2027. Construction of this project may begin before the subway’s completion. There are parking spaces in this proposal for visitors and residents of the building and childcare facility. There are no plans for public parking at this time.

Florita asked 2 months agoThe decision to approve or not approve a rezoning application rests with City Council. They will make the decision at a public hearing. When the public hearing is scheduled, notice will be put up on the site sign, on the application’s webpage and in local news publications. Residents within 2-blocks will also receive a postcard alerting them to scheduled public hearing.
Next, we believe you are asking what are the requirements for demolition. Should the application be approved, the developer will be required to obtain a demolition permit from the City and comply with relevant demolition by-law and permit requirements.

According to the developer: Construction timelines will be determined closer to the construction start and following all necessary approvals. It is anticipated that construction of the towers will take approximately 36 months – in line with schedules of similar tower projects. Please note that it is generally in all party’s best interest to complete these projects on schedule.
