The City of Vancouver has received an application to rezone the subject site from C-3A (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 30-storey mixed-use building and includes:

  • 239 strata residential units;
  • Commercial space on the ground floor;
  • A floor space ratio (FSR) of 13.1; and
  • A building height of 101.8 m (334 ft.).

This application is being considered under the Broadway Plan and proposes additional height and density beyond what the plan currently permits. The increased height and density are intended to provide a Community Amenity Contribution to help fund the inclusion of a seniors centre as part of the related application at 1368–1398 West Broadway. Both applications are being reviewed concurrently.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

  • Share Hi, with all rezoning for these towers, it would be nice if one of these developments could be enjoyed by the residents/citizens or visitors with and observation deck and restaurant at the top. The beauty of Vancouver is not the skyline but the mountains and water. Every development takes away a part of that view and very few will ever get to enjoy the view from the top of these large towers. It would be nice for everyone to be able to enjoy the great vistas Vancouver has to offer.     Thanks for the question. At this time, there is no policy that requires a public observation deck at either of these locations. However, your suggestion will be included in the staff review of the application and shared with the applicants for their consideration.
