The City of Vancouver has received an application to rezone the subject site from R3-3/C3-A (Residential and Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 12-storey mixed-use strata building and includes:

  • 37 strata units;
  • Commercial retail space at grade;
  • A floor space ratio (FSR) of 4.53; and
  • A building height of 40 m (131 ft.).

This application is being considered under the Broadway Plan.

The City’s Tenant Relocation and Protection Policy applies to this site. This policy provides assistance and protections to eligible renters impacted by redevelopment activity. To learn more visit: vancouver.ca/protecting-tenants.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    All applications undergo a staff review to determine whether they support the goals and intentions of applicable policy such as the Broadway Plan. At this point in the rezoning application process, staff are continuing their review and are asking for feedback from the public on the proposal as presented. Application drawings and statistics are posted as-submitted to the City, and following staff review, the final project statistics are documented within the referral report. Regarding proximity to the new stations along Broadway, this site falls within Tier 3 of the Transit-Oriented Area (TOA) Rezoning Policy, which means the site falls within 400 m to 800 m of a transit station.
