The City of Vancouver has received an application to rezone the subject site from IC-1 (Industrial) District to CD-1 (Comprehensive Development) District.

The proposal is to allow for the development of an 18-storey mixed-use rental building, and includes:

  • 185 units with 20% of the floor area for below-market rental units;
  • Commercial space on the ground floor;
  • A floor space ratio (FSR) of 7.31; and
  • A building height of 53.7 m (176.16 ft.).

This application is being considered under the Broadway Plan

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    Response from the City: Generally, Culture | Shift is the City of Vancouver’s Culture Plan which provides a framework with strategic directions and actions to support art and culture in the city. One of the key directions of the Plan is to secure, enhance, and develop affordable and accessible arts and cultural spaces. The Plan includes measurable targets to grow, preserve and renew cultural spaces and add affordable housing units for artists.   

    Response from Applicant: The artist studios currently operating on the site were introduced just a few months ago as a temporary use to keep the building active and accessible during the rezoning and redevelopment process, which was already underway at the time. These studios are managed on a month-to-month basis by our main tenant, who also supports the long-term redevelopment plans.
