We would like your feedback on a rezoning application at 1961-1995 E Broadway and 2465 Semlin Dr. The proposal is to allow for the development of a six-storey mixed-use building with commercial retail space at grade and strata residential above, over two levels of underground parking. The zoning would change from RT-5N (Residential) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 73 strata-titled residential units;
  • A floor space ratio (FSR) of 3.0;
  • A floor area of 5,620 sq. m (60,495 sq. ft.);
  • A building height of 23 m (75.3 ft.); and
  • 91 vehicle parking spaces and 150 bicycle parking spaces.

The application is being considered under the Grandview-Woodland Community Plan.
