The City of Vancouver has received an application to rezone the subject site from IC-3 (Industrial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 22-storey mixed-use rental residential building with a two-storey podium and includes:

  • 181 units with 20% of the floor area for below-market rental units;
  • Commercial space on the ground floor;
  • A floor space ratio (FSR) of 9.8; and
  • A building height of 70.9 m (232 ft.).

This application is being considered under the Broadway Plan and requests additional height and density in excess of the existing plan.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    Thank you for your question. Below are the parking statistics as per application booklet as submitted to the City:

    • 58 parking stalls, including 7 accessible stalls;
    • 5 loading stalls; and 
    • 366 bicycle stalls. 


    Compliance with the Parking By-law for accessible, visitor, loading and bicycle stalls is required at the development permit stage following Council’s decision on the rezoning application.
