3205 Arbutus St rezoning application

This application was approved by Council at Public Hearing on April 25, 2023.

We would like your feedback on a rezoning application at 3205 Arbutus St. The proposal is to allow for the development of a 4-storey mixed-use building. The zoning would change from C-1 (Commercial) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 54 market rental residential units
  • Commercial retail space at-grade
  • A floor space ratio (FSR) of 2.5
  • A building height of 18.3 m (60 ft.)
  • 52 car parking spaces and 102 bike parking spaces

The application is being considered under the Secured Rental Policy.
