351 W 16 Ave rezoning application
We would like your feedback on a rezoning application at 351 West 16th Ave. The proposal is to allow for the development of one 4-storey residential building and one 3-storey residential building. The zoning would change from RT-5 (Residential) District to CD-1 (Comprehensive Development) District. This proposal includes:
- 13 secured market rental units;
- A floor space ratio (FSR) of 1.43;
- A building height of 11.4 m (37.5 ft.); and
- 4 vehicle parking spaces and 20 bicycle parking spaces.
The application is being considered under the Secured Market Rental Housing Policy.
351 West 16th Avenue is also located within the Broadway Plan, specifically sub-area MRTA (pages 253-254). This sub-area of the Broadway Plan allows for consideration of up to 6-storey rental buildings. This lower density application precedes the adoption of the Broadway Plan.
