We would like your feedback on a rezoning application at 351 West 16th Ave. The proposal is to allow for the development of one 4-storey residential building and one 3-storey residential building. The zoning would change from RT-5 (Residential) District to CD-1 (Comprehensive Development) District. This proposal includes:
13 secured market rental units;
A floor space ratio (FSR) of 1.43;
A building height of 11.4 m (37.5 ft.); and
4 vehicle parking spaces and 20 bicycle parking spaces.
351 West 16th Avenue is also located within the Broadway Plan, specifically sub-area MRTA (pages 253-254). This sub-area of the Broadway Plan allows for consideration of up to 6-storey rental buildings. This lower density application precedes the adoption of the Broadway Plan.
