We would like your feedback on a rezoning application at 3555-3561 E Hastings St. The proposal is to allow for the development of a six-storey mixed-use residential building. The zoning would change from C-2C1 (Commercial) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 56 secured market rental units
  • Commercial retail space at grade
  • A floor space ratio (FSR) of 3.13
  • A gross floor area of 4,678.89 sq. m (50,363 sq. ft.)
  • A building height of 24.1 m (79 ft.)
  • 49 vehicle parking spaces and 110 bicycle parking spaces

The application is being considered under the Secured Rental Policy.

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.

    The Hastings-Sunrise Community Vision from 2004 is the most recent planning policy for this neighbourhood. 

    This rezoning application is being considered under the Secured Rental Policy - a city-wide policy that applies outside of community plan areas. 

  • Share The cost of living in this city has gone up a lot. This leaves a lot of my neighbors who are low income in fear that they cannot pay their rent. A new building is very welcome here but how have you considered how it will impact the low income reside ts? How many of the units will be geared towards low income housing?     This proposal has been submitted under the Secured Rental Policy. This policy aims to increase the supply of market rental housing in areas that are close to transit, jobs and services. There are no low income housing or social housing requirements in this policy, however the maximum rents are listed in the Rental Incentive Programs Bulletin. Although these rents won’t be affordable for all households, the proposal would create increased housing choice and secured rental housing for the life of the building.
