360 E 14th Ave rezoning application
The City of Vancouver has received an application to rezone the subject site from RM-4 (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of an 18-storey rental residential building and includes:
- 137 units with 20% of the floor area for below-market rental units;
- A floor space ratio (FSR) of 6.50; and
- A building height of 56.8 m (186 ft.).
This application is being considered under the Broadway Plan(External link).(External link)
Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

MarxistAlternative asked about 1 month agoBuildings on sites with frontages less than 45.7 metres (150 ft.) may be considered at the discretion of the Director of Planning, where the proposal meets the following criteria:
- Sites have a minimum frontage of 30.2 metres (99 ft.);
- The project satisfies the Plan’s built form and site design principles
The City of Vancouver no longer posts parking minimums on the Shape Your City platform because it has eliminated off-street motor vehicle parking requirement minimums citywide, except for spaces required for accessibility.
Staff are aware of the two proposals on this block and are considering them in context during their review.

Roxy L. asked about 1 month agoWhile the City is aware of its condition, the property is privately owned, and decisions about its sale or redevelopment are up to the owner.
We understand that there have been attempts to purchase the property, but so far, those efforts have not been successful.

parkuser asked about 2 months agoDecision making for public amenity investments are determined through the City’s capital plan and budget processes. The provision of a new outdoor pool at Mount Pleasant Park is considered a priority in the VanSplash Aquatics Strategy Plan. In October 2019, Park Board directed staff to provide a new outdoor pool in Mount Pleasant.
