Revised Application (January 22, 2026)

The City of Vancouver has received a revised application to increase the density and increase the residential units. Additionally, the form of development has been revised, and second floor office space has been removed. The revised proposal now includes:

  • 196 secured rental units;
  • Commercial space on the ground floor;
  • A floor space ratio (FSR) of 22.04; and
  • A building height of 103.6m (340 ft) or 33 stories.

Rezoning Application (May 21, 2025)

The City of Vancouver has received an application to rezone the subject site from C-3A (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 32-storey mixed-use rental building, and includes:

  • 176 units;
  • Commercial space on the ground floor;
  • Office space on the second floor;
  • A floor space ratio (FSR) of 20.7; and
  • A building height of 103.6m (340 ft) or 32 stories

This application is being considered under the Broadway Plan.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.
