The City of Vancouver has received an application to rezone the subject site from CD-1 (402) (Comprehensive Development) District to a new CD-1 (Comprehensive Development) District to allow for the development of three 35-storey mixed-use buildings and a 40-storey mixed-use building with a six-storey podium, and includes:

  • 639 strata and 485 rental units;
  • Commercial and office space;
  • 225 hotel rooms;
  • 32 social housing units;
  • A cultural amenity space;
  • A floor space ratio of 10.73; and
  • Building heights up to 140 m (458 ft.).

This rezoning application is being considered under the Broadway Plan.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    East 1st Avenue will be connected to Thornton Street following completion of the Broadway Subway Construction. The roadway is currently still being designed in coordination with the Broadway Subway work.

    The distance between the proposed façade of 375 East 1st and the Canvas Building (384 East 1st) ranges from 86 ft. (from the SE corner of the proposal to the NE corner of the Canvas building) to 110 ft. at mid-block. The closest distance between the proposed façade and 336 East 1st Ave is approximately 90 ft. These distances are from the faces of the buildings, and exclude protrusions like balconies or canopies.

    Comments about traffic calming can be received at the rezoning stage by submitting a comment on this SYC page.

    The cultural amenity space is intended to be a production space for arts and culture, offered turnkey to the City. Should the Rezoning be approved, the City will engage with the arts and culture community to refine the use of the space, and undertake a process to select a non-profit arts and culture operator. 

    Additional public benefits offered as part of this application currently include approximately 32 social housing units, offered turnkey to the City. There is a publicly-accessible green space and plaza on the west side of the project. You can see this green space on page 65 of the application booklet.

    There are 999 parking spaces for all users in the building. This includes 58 visitor spaces.
