388 Abbott St rezoning application

Rezoning Application Addendum (April 30, 2026)

The City of Vancouver has received an addendum to the application to rezone the subject site. The revised proposal includes a 26-storey mixed-use, social housing building and includes:

• 237 social housing units;
• Cultural and commercial space on the ground floor;
• 37-space childcare facility;
• A floor space ratio (FSR) of 16.95; and
• A height of 93.8 m (308 ft.).

This application is being processed and reviewed concurrently with the application to rezone 501-525 W Georgia St, 619 Richards St, and 500 Dunsmuir St, & 575-595 W Georgia St, and 620-692 Seymour St. The application proposes to transfer ownership of the building at 388 Abbott Street to the City. Amendments to the West Georgia component of the application have been proposed. See the application page links for more details.

Original application (June 11, 2025)

The City of Vancouver has received an application to rezone the subject site from CD-1 (732) (Comprehensive Development) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 38-storey mixed-use social housing building, and it includes:

• 378 social housing units;
• Cultural space on the ground floor;
• A floor space ratio (FSR) of 24.39; and
• A building height of 123.0 m (402 ft.).

This application is being considered under the Downtown Eastside Plan.

This application is being processed and reviewed concurrently with the application to rezone 501-525 W Georgia St, 619 Richards St, and 500 Dunsmuir St, & 575-595 W Georgia St, and 620-692 Seymour St. The application proposes to transfer ownership of the building at 388 Abbott Street to the City.
