The City of Vancouver has received an application to rezone the subject site from C-2 (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 12-storey mixed-use strata residential building and includes:

  • 100 units;
  • Commercial space on the ground floor;
  • A floor space ratio (FSR) of 4.4; and
  • A building height of 40.5 m (133 ft.).

This application is being considered under the Broadway Plan.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    As per the Solar Access section of the Broadway Plan, shadow limits are outlined as: ‘Proposed new development should not create new shadow impact on parks and public school yards from the spring to fall equinoxes between 10AM and 4PM.’  As part of the rezoning submission process, staff review the proposed shadowing in accordance with this requirement.
