We would like your feedback on a rezoning application at 4310 Slocan St. The proposal is to allow for the development of a four-storey mixed-use building. The zoning would change from C-1 (Commercial) to CD-1 (Comprehensive Development) District. This proposal includes:

  • 8 secured market rental units
  • Commercial space at grade
  • A floor space ratio (FSR) of 2.77
  • A gross floor area of 886.3 sq. m (9,537 sq. ft.)
  • A building height of 19 m (62.3 ft.)
  • 3 vehicle parking spaces and 20 bicycle parking spaces

The application is being considered under the Secured Market Housing Policy (Rental 100).

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.

    As there is a significant slope from the rear lane to the front of the site, the mezzanine level is not considered to be a storey. While the uppermost floor does not contain any residential floor area, only a small indoor amenity space. Staff will work with the applicant through the rezoning process to reduce the visual impact of this top floor. 

    Although the 3D images do not show the adjacent building to the south, a streetscape view has been included on page 8 of the application booklet for context. This image will need to be revised to more accurately illustrate the adjacent building.
