We would like your feedback on a rezoning application at 418-496 Alexander St (collectively known as '450 Alexander St'). The proposal is to allow for the development of a 16-storey mixed-use building that provides social housing, a social enterprise space, and childcare facility. The zoning would change from DEOD (Downtown Eastside/Oppenheimer) District to CD-1 (Comprehensive Development) District. This proposal includes:

  • 181 social housing units
  • A floor space ratio (FSR) of 5.67
  • A total floor area of 12,858 sq. m (138,397 sq. ft.)
  • Social enterprise space
  • Childcare
  • A building height of 48.7 m (160 ft.)
  • 35 vehicle parking spaces and 364 bicycle parking spaces

The application is being considered under the Rezoning Policy for the Downtown Eastside.

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.
