The City of Vancouver has received an application to rezone the subject site from RM-4 (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of a 10-storey residential building and includes:

  • 62 residential units (61 market strata units and 1 rental unit);
  • A floor space ratio (FSR) of 4.0; and
  • A building height of 32.2 m (106 ft.).

This application is being considered under the Broadway Plan.

The City’s Tenant Relocation and Protection Policy applies to this site. This policy provides assistance and protections to eligible renters impacted by redevelopment activity. To learn more visit: vancouver.ca/protecting-tenants.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    Thank you for your question. Each rezoning application is reviewed by engineering staff to assess the impact of the proposal on local infrastructure - including water, storm and sewer systems. If it is found that capacity for these systems will be reached, then upgrades will be required as a condition of the application’s approval.  With regard to transportation infrastructure, at the development permit stage, the applicant will be required to submit a Transportation Demand Management plan to explore strategies to reduce impacts to traffic and parking demand.

    Thank you for your question. The Broadway Plan includes area specific policy tailored to their location. This project is located in the MNAB sub area of the plan. In this area, strata developments are not required to provide an in-kind social housing component.

    Thank you for your question. This application is located in the MNAB sub-area of the Broadway Plan. There are a variety of development options in this area including strata development up to 12 storeys and a density of 4.0 FSR. It is the applicant’s decision which development option they wish to pursue.

    This proposal is subject to a negotiated Community Amenity Contribution (CAC) process. The negotiation process is a component of staff’s on-going review of the application. The benefits from this application will be a negotiated CAC and Development Cost Levies. The value of these contributions will be determined through the application review process. The Public Benefits Strategy (PBS) provided with the Broadway Plan outlines how the CAC will be applied to address the renewal and growth needs of the Plan area.
