The Director of Planning approved the application on February 27, 2025, subject to conditions. A Development Permit may be issued once all conditions have been satisfied. For more information, please see the Prior-to letter under "Application documents"
Fastmark has applied to the City of Vancouver for permission to develop a 19-storey, mixed-use residential building with a partial storey for amenity and mechanical rooms at the roof level, consisting of:
A total of 176 secured market rental units which include 33 as below market rental units
Child daycare facility at the ground floor
A proposed FSR of 5.80 (116,806 sq.ft.)
A proposed height of 61.52 m (201.84 ft.) to top of parapet over uppermost habitable storey
Two levels of underground parking, providing 45 parking spaces having vehicular access from the lane and five parking spaces at grade
The rezoning application was approved by City Council, following Public Hearing of November 12, 2024. Among the conditions of Council’s approval, the applicant must obtain approval of a development permit. Under the site’s proposed CD-1 zoning, the application is “conditional” so it may be permitted. However, it requires the decision of the Director of Planning.
