The City of Vancouver has received an application to rezone the subject site from RM-8A (Residential) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of two six-storey rental residential buildings and includes:

  • 222 units;
  • A floor space ratio (FSR) of 3.0; and
  • A building height of 22.3 m (73 ft.).

This application is being considered under the Transit-Oriented Areas Rezoning Policy. This application does not propose below-market units as required by the Policy.

The City’s Tenant Relocation and Protection Policy applies to this site. This policy provides assistance and protections to eligible renters impacted by redevelopment activity. To learn more visit: vancouver.ca/protecting-tenants.

Application drawings and statistics are posted as-submitted to the City. Following staff review, the final project statistics are documented within the referral report.

    The family unit requirement for secured market rental projects under the Housing Mix Policy for Rezoning Projects is 35% units with two or more bedrooms.

    Thank you for the question. The applicant has chosen to propose 100% market rental with no below-market component. Staff are evaluating the proposal against applicable plans and policies and will make a final recommendation to Council in the referral report, which will be posted on this page once available.

    Thank you for your question. Staff are compelled to process all rezoning applications, regardless of the initial compliance with City policy. Staff are currently working through the review process and evaluating the application against applicable plans and policies. Staff’s final evaluation and recommendation to City Council will be documented within the referral report, which will be linked on the Shape Your City webpage once available.

    This application proposes 148 vehicle parking spaces for residents and 14 for visitors.
