5392-5472 Manson St rezoning application

This application was approved by Council at Public Hearing on February 27, 2024.

The City of Vancouver has received an application to rezone 5392-5472 Manson St from R1-1 (Residential Inclusive) District to CD-1 (Comprehensive Development) District. The proposal is to allow for the development of two 18-storey residential buildings over four levels of underground parking. This proposal includes:

  • 248 strata-titled residential units;
  • A floor space ratio (FSR) of 5.6;
  • A floor area of 23,793.4 sq. m (256,110 sq. ft.);
  • A building height of 59.9 m (197 ft.); and
  • 266 vehicle parking spaces and 567 bicycle parking spaces.

Note: The policy for this site requires that 30% of the floor area be delivered as social housing as part of the public benefits package. The social housing requirement is to be consolidated from the Manson Street site and delivered, turnkey to the City on the site at 5250-5270 Ash St and 595 W 37th Ave. This application is being processed concurrently with that project.

The application is being considered under the Cambie Corridor Plan.

    For the orphaned lot to the south, is the building type permissible under the Cambie Corridor Plan? Would it meet accessibility requirements (there seems to be no elevator for a 4 storey building)?

    The diagram showing the potential development on the remaining lot was provided by the applicant for illustrative purposes only. In this area, the Cambie Plan permits residential buildings up to 4 storeys with a minimum 15.2 m (50 ft.) property frontage. The remaining lot has a frontage of 18.6 m (61 ft.) so a building up to 4 storeys could be considered. The building will be expected to meet the accessibility requirements of the Vancouver Building By-law.

    Are balconies taken into account or included when measuring tower separation?
